How Flooring Contractors Should Check Subfloor Flatness Before Installing LVP

Luxury vinyl plank can be forgiving about color variation, household traffic, and day-to-day maintenance. It is much less forgiving about an uneven substrate. A floor can look acceptable when the room is empty and still have enough crowns, panel seams, or low areas to create movement after the planks are installed.

For the installer, the important question is not whether the floor looks level from the doorway. The question is whether the substrate is flat enough for the exact product and installation method. That requires a straightedge, product instructions, and a floor-preparation plan before boxes are opened.

Flat and Level Are Not the Same Requirement

A level floor is horizontal. A flat floor stays within a specified tolerance across a measured distance. LVP manufacturers commonly care about flatness because the flooring must rest consistently on the substrate, but the finished floor does not have to be perfectly level unless the product instructions or project specifications say otherwise.

A slab can slope gradually toward one side of a room and still be flat. A wood subfloor can be level at its perimeter and still have a raised seam in the middle. The gradual slope may have no effect on the installation. The raised seam can place continuous stress on a floating locking joint or prevent proper adhesive transfer on a glue-down floor.

Start With the Flooring Manufacturer's Tolerance

Many LVP installation guides call for the substrate to be flat within 3/16 inch over 10 feet, although some products use a different measurement or a shorter span. The installation guide for the material on the job is the controlling document. A tolerance remembered from another product is not a substitute for checking the current instructions.

The guide also establishes requirements that affect the preparation system: acceptable substrates, moisture testing, patching compounds, primers, existing-floor conditions, expansion space, and whether an attached pad changes anything. Underlayment can improve sound or meet a product requirement. It is not designed to bridge a depression or erase a high seam that leaves the floor outside the flatness tolerance.

How to Check Subfloor Flatness During the Walkthrough

Begin with a substrate that is exposed and clean enough to inspect. Debris under a straightedge produces a false reading, while carpet, loose sheet vinyl, or a thick adhesive layer can hide the actual shape of the floor. If the existing covering will not be removed until the job starts, write that limitation into the estimate and explain how concealed conditions will be handled.

Use the longest straightedge required by the product instructions, often a 10-foot straightedge, and place it in several directions. Check parallel to the planned plank direction, across it, and diagonally. A single pass down the center of the room will not show what is happening near walls, doorways, cabinets, or transitions.

Panel seams and fastener lines. Raised plywood or OSB edges often show where the framing, fastening, or previous moisture exposure needs attention.

Doorways and transitions. Small humps at a threshold can create visible movement because the finished floor is constrained by trim and an adjoining surface.

Room perimeters. Drywall mud, paint overspray, adhesive, and curled sheet goods can keep planks from resting correctly near the wall.

Large open areas. Long sight lines and repeated traffic make rocking, hollow sound, and joint movement easier to notice.

Changes in substrate. A concrete addition meeting a wood-framed room, or a patched trench through a slab, deserves a separate check.

Mark high areas and low areas directly on the substrate with a method that will not interfere with the finished system. Measure the gap under the straightedge with a gauge or a known-thickness shim rather than estimating it by eye. A laser can help map changes in elevation across a large area, but it does not replace the straightedge measurement used in the flooring specification.

Why Flatness Problems Show Up Differently by Installation Method

Floating LVP moves as a connected surface. When the substrate drops away, foot traffic can push the floor down and let it spring back. That repeated movement may produce clicking, deflection, opened end joints, or damaged locking edges. A high spot can create a pivot point and transfer movement farther into the room.

Glue-down LVP has a different failure pattern. Low areas can reduce adhesive contact. Ridges, patches, and debris can telegraph through thinner material. An installer also has to consider the patch manufacturer's cure time, adhesive compatibility, working time, and the moisture condition of the slab. Flatness and moisture are separate checks, and passing one does not mean the substrate passes the other.

Choose the Preparation Method for the Substrate

The correction should remove the cause of the irregularity and create a surface compatible with the complete flooring system. The right method depends on whether the problem is concrete, wood, an existing resilient floor, or a transition between materials.

Concrete high spots. Grinding may be appropriate when the slab is sound and the work can be completed with dust control. Confirm that the operation will not expose aggregate, damage embedded systems, or create an unacceptable profile.

Concrete low areas. Use a cement-based patch or self-leveling product approved for the substrate, depth, flooring, and adhesive. Follow the required surface profile, primer, water ratio, and cure time.

Wood subfloor movement. Fasten loose panels into the framing where appropriate before sanding or patching. A flat patch over a moving panel is still a moving assembly.

Raised wood seams. Sand or plane only when doing so will not reduce the panel below structural requirements. Replace damaged or swollen material when surface correction would leave a weak panel.

Existing flooring. Confirm that it is allowed, fully bonded, clean, and suitable for the new system. Loose layers, cushioned products, perimeter-bonded sheet vinyl, and multiple old layers can make removal the safer specification.

Do not assume that self-leveling underlayment is the answer to every low floor. The product needs the correct primer and containment, and it may raise finished height at doors, appliances, stairs, and adjoining floors. On a wood structure, added weight and deflection also deserve attention. Sometimes targeted patching and high-spot correction produce the better result.

Document Floor Preparation Before Installation

Photograph the straightedge at representative high and low areas, record the measured gaps, and note whether the finished floor was visible during the estimate. If removal is required before the complete substrate can be evaluated, separate the known preparation from concealed-condition work. The customer should understand that floor preparation is part of a reliable installation, not an optional cosmetic upgrade.

Recheck the floor after demolition and after preparation. Grinding one high seam can reveal a broader low area. A patch can shrink, crack, or show an edge that needs feathering after it dries. The final check should happen before installation, when there is still time to correct the surface without pulling up new flooring.

Calling a floor acceptable because it is level at the walls.

Checking only one line through the center of the room.

Expecting attached pad or loose underlayment to fill low areas.

Treating a moving wood panel as a surface-patching problem.

Ignoring finished-height changes at doors, appliances, cabinets, stairs, and transitions.

Beginning installation before patch or self-leveling material has cured as required.

Using a generic tolerance instead of the instructions for the flooring being installed.

Does an LVP floor have to be perfectly level?

No. It needs to meet the manufacturer's flatness requirement and any project specification. A gradual slope may be acceptable, while a short hump or depression may not be.
